Hey Everyone!!

I have been in Real Estate both in CO and CA for over 10 years. I am now a Sales Manager for Alliance HW and run the state of CO. I have been the sales manager for over 2 years. It is my job to know my competition in the market. One of my long term clients asked me why this National or Mutual HW was cheaper...and that is how I found this sight. I know all the in's and out's of Home Warranties. I know that I would personally recommend you never NEVER go with a company that does not have a person that lives/works in the state!! Every client of mine that buys a HW gets my card with my cell phone number on it. If there is ever a bump in the road, I am there to fix it for them!! I would not, could not work for a company that did not pay claims, I would not be able to sleep at night!!

Another really scarey thing in CO is that HW companies are not regulated. This has been a problem with companies taking money and leaving the state and the Home Owner high and dry. Everyone should look for a Company that is regulated. We are. This means that they have a reserve account for every HW, and if the biz goes out of biz, the claims will still be paid.

I also feel that what the HW companies promise is false. I am very up front about what is/ is not covered. I never want to misrepresent the policy. It just leads to problems for everyone!!

I would also look for financial stability and how long they have been in the market!!

If anyone has any questions, I would be glad to help!!

Since signing up with Liberty Home Protection Home Warranty I have had nothing but problems. I attempted to file a claim on my water heater when it began leaking. Liberty tried to help me fix it over the phone, in fact refused to send someone out, eventhough I requested a technician many times. They said I had to troubleshoot and try to repair it on my own. After 11 days a tech finally arrived at my house and stated that my hot water heater needed to be replaced. They proceeded to call the company for an approval to replace my water heater. After a few minutes out in his truck the tech came back in my home and told me I would need to pay $522 out of pocket in addition to the $75 deductible I had already paid. He stated liberty would only pay $100 towards the repair. I was furious and called Liberty Home Protection customer service. The representative basically laughed at me and quote said "You should have read the contract moron, we only pay a maximum of $100 per year towards hot water heater repairs." Now this girl Carla called me a moron, as if I wasn't already dissatisfied. This warranty isn't worth the paper it is printed on. A friend of mine purchased this coverage and found about those maximum payouts and cancelled the service right away. Always read your contracts.

Wow.. Seems like there are alot of people who do not recommend Liberty for a Home Warranty. To the contrary, I have had nothing but great service from this company. My A/C went out, I called for service and the next day a technician came out and repaired my unit. The tech was on time, explained what the problem was, and was professional in repairing my A/C. All I paid was a $50 deductible.

As far as that table for how much Liberty will pay if something breaks down, I called them on that. As one of the representatives explained, that is a residual allowance table. According to Liberty that table only goes into effect when they are not able to repair the item or replace the item with "in-kind" or like kind model. The representative said that less that 2% of claims fall into that category. The example the representative gave was a home that had a item that was 40 or 50 years old and they cound'nt repair it because the part to repair could not be found or they could not find a replacement of similiar value.

I did not go with National Warranty. They want to charge you $200 for cancelling after 3 days. That a ripoff. And as far as American Home Shield, I did a google search for AHS... and the 3rd or 4th naturalized search comes up with a link to consumeraffairs with cusotmers will a load of complaints. Stratcat that is the biggest BS I have ever heard. They only put that table in effect when you have a 40 year old unit that they cant find parts or a similar replacement, and 2% of their claims are on 40-50 year old units, when the average life expentancy of any unit in a home is under 20 years, that is pretty hard to believe. I think you've been sold. It's definately more like if I have a problem with my 1999 water heater, they will say they can't find the part or replace the unit and offer me $100. Legally they can because if I was dumb enough to sign up with them the contract says they can offer me $100 for my water heater, so why would they ever pay more than $100 to repair or replace it.

BY THE WAY STRATCAT I WONDER IF YOUR PAYCHECK SAYS LIBERTY HOME PROTECTION ON THE TOP

so finally after waiting for your msgs ... none of em came back on time :S
but i decided after reading and reading ... lol finally my ac did like and old car and stop working lol
after melting down a couple of days i thought ... oh yeah ... i got lhp [ lol sometimes i forget important things] i call em they actual did a a phone service in the begging so i felt like talking to hewlett packard rep ... it was kinda frustrating but i know that they need to follow a procedure so after trying for 10 min they told me that they were to send me a tech to my house
... the guy came after 5 days not that bad ... he try to fix that thing [good luck buddy on that one] after like 2 hrs fighting the inevitable he surrender just like me two weeks ago[resist is futile lmao] so he called lhp and they authorized the replacement :') i paid the 75 deductible and i got new ac :D me happy so far even though i dont know the other companies lhp treat me nice with my first complaint :)

Well, I believe Liberty Home Warranty is a complete SCAM! This is what happend to me. I had AON which was supplied courtesy of the sellers of my home when I purchased it. I had to call them once or twice for minor things but they always helped and I never had issues with their service. When it came time to renew I went online and was looking for a plan that offered more payment options than the $300-$400 AON requires up front for the year. Liberty looked attractive and seemed like they were legitimate and offered alot. We bought the Platinum Plan.
I received the TERMS & CONDITIONS and noticed nothing matched up with what I purchased online so I called them. I was told for all Platinum Members a different set of TERMS would be mailed-this I never got.
Anyhow, I had a plumming stoppage about a month after we bought the plan. Nothing major but my husband couldn't get it unclogged. I called Liberty, after I we're covered right? WRONG! At first I was told that someone in service would contact me within 24 hours to confirm someone was coming out. Two days later, I had to call them and was told that no one would come out because stoppages weren't covered. I had to take the representative step by step online to show her that it was listed as covered.
Then she told me that someone would come out-she'd call service and tell them it was covered. Two more days passed and I called back to hear they still weren't coming. This was because claims felt we "staged" a stoppage and they didn't have to cover it if they felt it was pre existing. NOW...how the hell can someone stage a stoppage? I mean I've had a stoppage occur just thinking I was going on a regular trip to the restroom! Why would someone stage a stoppage to begin with?? The clerk was rude to me too...told me that I was aliar and he was cancelling my contract for arguing with him. A week passed and I called to see about my refund and they told me that they didn't issue refunds either. Well, hell here I'd had the policy a month that I couldn't use it and it had been in effect like 2 weeks and although I was not covered on anything apparently they still could keep my money.
I argued with 3 different people three different times and even spoke to some high on the totem pole executive. In the meantime I spoke to the BBB since we're military. They began to investigate. The salesman pulled the tapes of the reps conversation and offered to reinstate my policy and pay for my stoppage (which was $147) and when I declined he became nasty and wrote a letter telling me they'd not refund anything. Beware of this scamming company. You won't be covered and you can't get your money back either!

I just got off the phone with Liberty Home Protection. After reading this, I had one main concern regarding pay our caps for services. I didn't want to get sucked into a coverages that pays not enough to take care of my problem!

Q. Are there caps on what LHP will pay for specific applicances?

A. I was told no. LHP will either fix or replace whatever you have for whatever the cost.

Q. I asked again, if for example my old dryer goes out and the reapirman says it will cost $500 to get it fixed. Does LHP Pay that or will they limit what they will pay?

A. We will either fix it or replace it but it wont matter what the cost is.

I explained to the lady on the phone about this site and how it is making falso claims. She and I both agreed that this is SLANDER and should be handled as such. She assured me that the link wil be forwarded to the public relations specialist.


Make sure to call and order and dont order online since you will get a better deal if you ask! I also asked about the penatly for withdrawl, I was told there is a $25 fee to withdrawl from either and all coverage plans (including the monthly one.) I was also guaranteed a refund (minus the fee) for the unused portion of the term.

I also checked the Better Business Bureau at http://www.bbb.com and found that this company joined in Oct of 2006 and since then has had only 3 reports and all have been resolved. Compare that record to American Home Shield for a real eye opener!!!

Good luck my fellow home owner. Please take the time to help your fellow home owner by reporting what is good and what is not!

undefinedundefined Its kinda funny about all the cut downs on liberty home protection. at least they give you all the info you need by zip code. Other companies want your name, adress, phone#ect to even give you a price quote. We have liberty as many of our friends and family do. Never had a single problemw/them. I highly recomend them. No long term contracts, you can pay monthly Quaterly or annual@ save Big! Customer service # is 1-866-690-0075..

undefined I think maybe the caps you are looking at are in the a low percentage If it cant be repaired or replaced which is probally very un common.

Yes, having several rental properties I have tried all the home warranty companies in texas. We switched to Liberty Home Protection several months ago, last month the A/C went out on one of our properties. I called for service the tech came out the next day and repaired it. How ever I had to pay a 75.00 fee which I thought was only 50.00. anywaw I looked at my policy the plan I signed up for was 75.00 fee. They do have a 50.00 plan fee how ever you have to pay 5.00 per mo more, 29.99 instead of 24.99. We are satisified and they were very nice people to deal with. You can reach them at 1-866-690-0075 even If the plan only covered central a/c I would keep it, the summers here in texas can be blistering. Good Luck!
